PALM COAST & FLAGLER BEACH, FLORIDA WATERFRONT REAL ESTATE

   Ahhhhhh... There's not too much to match walking out on your deck with your morning coffee - and taking in the Atlantic Ocean view!  How about the Atlantic Intracoastal Waterway twice-annual "boat migration parade?"  Maybe you prefer one of our ICW access Saltwater Canals, with your private, protected boat dock and lift?

   In Florida, "Waterfront" is a magic word and buyers seek it like the Holy Grail!  However, if you want "Ocean Front" in Miami, or "Gulf Front" in Naples, you need to belly up to the bar with somewhere from $10,000,000 to over $100,000,000!!!  In Fort Lauderdale, most of the upscale Saltwater Canal homes are in the $2,000,000 to $5,000,000 range!  Yikes!!!

   So, that brings us here to Flagler County, Florida, where Waterfront homes in Palm Coast and Flagler Beach are surely a bargain, compared to other markets in Florida.  Consider this:

  • There are currently 101 homes (not including condos) on the Atlantic Ocean, the Intracoastal Waterway, or our beautiful "Intracoastal access" Saltwater Canals, for sale here.
  • They are priced from a $219,000 home on a canal, to the top priced home on the Atlantic Ocean, at $4,999,000.
  • There are 14 canal front homes under $300,000.
  • The least expensive home on the Intracoastal is at $450,000.
  • The least expensive Oceanfront home, located on Florida State Road A1A, is at $700,000.
  • The "median" waterfront home shares these stats:
    • $549,000
    • 2,600 square feet, under A/C
    • $210/square foot
    • 136 days on the market

Flagler County, Florida's Economic Development



When I was a new Real Estate Broker in 1987, my leadership and management styles were extracted from my previous 20 years, as a US  Army Officer.  There, teamwork was essential for survival.  Yes, we competed within our service... and we had our rivalries with the Marines, Navy, and Air Force... BUT, when the heat was on, we were "One for all and all for one."


Imagine my shock, when I approached a fellow who had a particular area of expertise, and asked him to help a rookie in my real estate office to prepare for a listing interview with a property seller...  and he responded, "I've worked hard to learn that area for myself... let her sink or swim on her own."  The sweet follow on to that was the old "What goes around, comes around."  Mr. Selfish Agent made too many enemies and wound up drowning in his own self-aggrandizement... While that rookie ended up being one of the top producers in our company!  I love happy endings...


So, back to the Teamwork theme...  For many Counties (as well as Cities, States, and Global Countries), the 2006-2012 years have been tough to endure.  The bursting of the real estate bubble... as well as many other measurable economic indicator bubbles, has left us palpably shaken.  We here in Florida - and especially Flagler County - have had just about enough.  When you're trying to keep the bank from taking your house... and they've cut your hours at work... and your car needs tires... and gas hits $4.50/gal... and you need a vacation, but can't afford it...  IT'S TIME FOR SOME SERIOUS, NO NONSENSE, TEAMWORK ORIENTED, ECONOMIC DEVELOPMENT EFFORT, RIGHT HERE AT HOME.  


As a member of the Flagler County Economic Development Advisory Council, I cannot say this enough:  "Site selectors want to know if all the local municipalities and government agencies play nice together!"  If an area gets a rep for being politically contentious... They'll go somewhere else to build or expand their business.  It is  imperative that we pay heed to this.  And a big part of the effort is to learn the "language of team."  Whenever the opportunity arises, our emphasis should be heavy on the "WE" and light on the "ME."  If it's a Palm Coast official, talk up the county and the beaches and the county seat history.  If it's a county official, spread the wealth and praise among all the entities.  Let people know we are in this together... and we all win.

We are so blessed in Flagler County!  We have so much to offer.  Recently, a national Site Selectors's workshop was held at the Hammock Beach Resort.  They loved it here and we got on more radar screens that ever before.  We'll make giant strides if we heed the advice of the famous motivator, Napolean Hill:  "You succeed best and quickest... by helping others to succeed!"

"Flagler County, Florida - Spotlight on Agriculture"

Farmers, Growers, and Cowboys Rule!
   When I was a kid, I spent summers on my aunt and uncle's Pennsylvania farm.  South side of the road was a dairy operation and the North side was for raising turkeys and growing fruits and vegetables.  The experience helped me later get a job as a hired hand on a large, commercial dairy farm, where we were blessed with a large herd of Brown Swiss cows, noted for their prodigious production of high protein/high fat milk... a cheese maker's dream!

Uncle Joe, all 140 lbs. of him, would take a 100 lb. milk can in each hand and run up the steep grade from the barn like it was nothing, to put the milk out for pickup from the local dairy.  My cousins and I were in awe.  And to this day, I still brag that Aunt Mary's cooking was blessed by God, Himself.  Who knew, like Uncle Joe schooled me, that cows gave more milk if you put the radio on a station they liked.  His cows, it seems, liked polka music.  The fact that Joe and Mary were immigrants from Slovenia, more than likely influenced the choice, as well.  Those farm memories are so good and so strong.  My wife, who hails from Brooklyn, thinks I'm a little nuts, when I say, "Man, I love the smell of a barn!"

This week, as a member of the Flagler County "Economic Opportunity Advisory Council" (EOAC), I was blessed with an opportunity to visit some of Flagler County's agricultural operations.  Once again, I was reminded of the fact that the men and women who run these farm oriented businesses, possess a breadth and depth of knowledge, beyond what is imagined, as we pick up our meat, dairy, and produce, in the comfort and convenience of the local grocery store.

Most Palm Coasters are probably unfamiliar with what lies out Routes 100, 11, 13, 304, 305, 1422...  and the hundreds of gravel roads West of town, but it's a lot.  Meeting with David Clegg, Chuck Cowart, Dwayne Weeks, Matt Seay, and T.J. Bratcher, let me know that our Ag- Business is in good hands.  I loved it when Chuck Cowart, self-described cracker cowboy, quipped that he "knew more about the Stock Market than anybody on Wall Street."  Of course he was referring to his business dealings of buying and selling beef cattle to the "stock markets," at the optimum time, for the best profit margin.

From an Economic Development standpoint, Flagler's Ag-Business is a huge part of the mix.  Florida is 9th in the nation in total agriculture, with over $100 Billion pumped into the annual state GDP.  We are 10th overall in beef cattle and #1 for herds over 500 head in the US.  In Flagler County, Ag is the #1 employer (with over 1,120 jobs), #2 in output ($306.4M), and #2 in export goods ($133M).

We finished off our tour with a stop at Bratcher Farms Produce Store, on West Rt. 100, and loaded up with goodies.  I took home some sweet onions, eggplant, mushrooms, peach jam, and the walnut syrup that will go on this Sunday morning's french toast.  Can't wait!
